OCHR will process and handle each rental request as quickly as possible; however, OCHR cannot guarantee the acceptance of any particular request.
OCHR requires a 50% non-refundable booking fee (with credit card), at the time of reservation to secure the rental. The Renter becomes liable for the balance remaining for the full period of the named rental.
The Renter shall pay the remaining balance for their rental booking as outlined:
50% of the balance is due immediately (payments made with credit card are subject to a 3% Mastercard & Visa, 3.8 % American Express convenience fee).
50% of the final balance is due, no later than 4 months before the beginning of the rental.
If the beginning of the rental is less than one month from the booking date, all payments are due in full immediately.
OCHR will hold all bookings as reserved. Final payment is due 4 months before arrival date; if, 48 hours after this date, the payment has not been received, the booking will be cancelled.
Payments can be made using one of the following methods:
Payment to OCHR through ONLINE BANKING. Transfer details will be provided to You with this agreement.
Payment by Visa or Mastercard, with a convenience fee of 3% of the amount, American Express 3.8%.
A refundable Security Deposit is required. The Security Deposit is taken and held in trust until an inspection of the rental property can be completed, after check-out, to confirm that there is no loss or damage. OCHR will release the Security Deposit via cheque in the mail, or by another method otherwise arranged and approved by OCHR.
Credit card information and non-expired government photo of identification of the Renter must be provided to OCHR at the time of booking
Cancellation/Refund Policy
OCHR reserves the right to consider the rental cancelled in the following circumstances:
If the Renter provides written notification of cancellation
If the Renter fails to pay the balance of the rental by the time specified.
In the event that the booking is cancelled, OCHR, without being obliged to do so, may attempt to rebook the property.
If the booking is cancelled more than one month before the booking date, the Vacationer will refunded all monies, less the 15% non-refundable booking fee if the cottage is rebooked. If the cottage is not rebooked, there will be no refund.
If the booking is cancelled less than one month before the booking date, the Vacationer will be refunded all monies, less the 15% non-refundable booking fee, if the cottage is rebooked. If the cottage is not rebooked, there will be no refund.
With a written cancellation request OCHR shall have the right to market the said property as available for rent.
No refunds will be given for late arrivals, early departures, power outages or other events that are beyond the Owners reasonable control.
If the rental property has been damaged by unforeseen circumstances, such as fire or flood, or acts of nature, and has been deemed “not rentable”. OCHR will make every effort to find another suitable alternative rental for the rental period. In the event that OCHR is unable to find another option, the agreement shall become null and void and all payments will be refunded to the Vacationer.
If the property has been subject to power of sale action, OCHR will make every effort to find another suitable alternative rental for the rental period. In the event that OCHR is unable to find another option, the agreement shall become null and void and all payments will be refunded to the Vacationer.
If there are inconveniences during the cottage rental due to appliance failure, technical difficulties or hydro disruptions/outages, no refunds or discounts will be given. OCHR will make every effort to assist and solve these problems within reasonable means.
If there is a violation of the Terms and Conditions by all or some Renters, OCHR, reserves the right to refuse entry to the rental premises. OCHR has zero tolerance for infringement of the Short-term Rental Agreement; including, but not limited to aggressive and unruly behaviour, and will not provide a refund.
